Water Rates

The Castle Pines Village Metropolitan District uses a budget-based rate system to promote irrigation efficiency and minimize water waste. Your monthly water bill consists of two components: a Base Rate and a Usage Charge.

Base Rate

The Base Rate is a fixed monthly charge that helps fund the maintenance and operations of the District’s water, sewer, and storm infrastructure. This charge applies to all residences, regardless of water usage. Base rates are determined by meter size and are outlined in the table below:

*NOTE: The monthly fixed sewer charge is based on a household size of four people. Households with more than four people are able to request additional water budget by calling the District. Households that request additional water budget will also be assessed the Sewer Additional Person (Sewer AP) charge for each person beyond four. This fee is in addition to the standard monthly sewer charge.

Capital Improvement Fee

Each lot within the Village is charged a $79 per month Capital Improvement Fee to help fund capital improvement projects throughout the District.

Usage Charge

The Usage Charge is based on the amount of water you use each month. The District utilizes a tiered rate structure to encourage efficient water use within your assigned Total Water Budget.

 NOTE: All hydrant usage is billed at the Tier 4 rate. Use of hydrant meters are subject to a deposit.

What is a Water Budget?

Each customer receives a customized Total Water Budget based on their property’s size and needs. As long as you stay within your budgeted amount, all water usage is billed at the lowest (Tier 1) rate. However, if you exceed your budget, rates increase accordingly. Your monthly statement includes a breakdown of your water budget.

During winter months (November – March), all water is billed at Tier 1 rates, as irrigation needs are minimal. Summer months (April – October) follow the tiered rate structure, encouraging efficient water use. Residents typically receive their updated water budget in March each year.
